Foundation / Pre-Pour Inspection Before concrete is poured, we inspect the footings, foundation walls, rebar placement, waterproofing, and drainage systems. This is the only opportunity to verify these elements before they’re permanently sealed beneath the structure.
Pre-Drywall Inspection Once framing, plumbing, electrical, and HVAC rough-ins are complete, but before insulation and drywall go up, we inspect the structural framing, mechanical systems, and connections that will be completely hidden once the walls are closed in.
Final Inspection Before your final walkthrough with the builder, we perform a comprehensive inspection of the completed home, including the roof, exterior, structure, electrical, plumbing, HVAC, insulation, ventilation, and interior finishes. You’ll get a detailed punch list to bring to your builder before closing.
Most builders provide a one-year warranty on workmanship and materials, but that coverage doesn’t last forever. We recommend scheduling an inspection around the 11-month mark, giving you time to identify any issues that surfaced after move-in and get them documented and submitted to your builder before the warranty expires. This is one of the most valuable inspections a new homeowner can schedule, and one of the most commonly missed.
