New Residential Construction Inspections

A new build isn’t automatically a perfect build. Builders and municipal inspectors are focused on code compliance, not on protecting your personal investment. An independent inspection at each stage of construction catches issues while they’re still easy and inexpensive to fix, before drywall, siding, or landscaping covers them up for good.

Dogwood Home Inspection provides new construction inspections for homebuyers throughout Culpeper, Warrenton, and Prince William County, Virginia. Whether you need a single walkthrough before closing or a full set of phase inspections from the ground up, we give you an unbiased, detailed look at what’s really going on behind the walls.

Why Get an Independent Inspection on a New Build

New construction homes come with plenty of buyer confidence and plenty of blind trust. A third-party inspection gives you:

  • An advocate who works for you, not the builder
  • Documentation of defects while they’re still easy to correct
  • Peace of mind before you sign off on each phase of construction
  • Leverage to get issues fixed before your builder’s crews move on to the next house

Phase Inspections

Catching a problem before it’s covered up saves time, money, and headaches down the road. We offer inspections at each major stage of construction:

Foundation / Pre-Pour Inspection Before concrete is poured, we inspect the footings, foundation walls, rebar placement, waterproofing, and drainage systems. This is the only opportunity to verify these elements before they’re permanently sealed beneath the structure.

Pre-Drywall Inspection Once framing, plumbing, electrical, and HVAC rough-ins are complete, but before insulation and drywall go up, we inspect the structural framing, mechanical systems, and connections that will be completely hidden once the walls are closed in.

Final Inspection Before your final walkthrough with the builder, we perform a comprehensive inspection of the completed home, including the roof, exterior, structure, electrical, plumbing, HVAC, insulation, ventilation, and interior finishes. You’ll get a detailed punch list to bring to your builder before closing.

11th-Month Warranty Inspection

Most builders provide a one-year warranty on workmanship and materials, but that coverage doesn’t last forever. We recommend scheduling an inspection around the 11-month mark, giving you time to identify any issues that surfaced after move-in and get them documented and submitted to your builder before the warranty expires. This is one of the most valuable inspections a new homeowner can schedule, and one of the most commonly missed.
